William Martinez, ASA

           

Mr. William Martinez, ASA, is the principal and owner of Martinez and Associates, San Rafael, California, a real estate appraisal and consulting firm which he has owned and operated since 2005. Martinez and Associates performs a wide variety of valuation services for properties including undeveloped land and intangible property rights. The firm specializes in valuation services for financing, litigation, arbitration, and dispute resolution; estate, income,  and gift  taxes; ad valorem, and tax valuation.  

                                   

Mr. Martinez has performed a broad range of valuation assignments including: retail properties; mixed-use developments; office buildings: medical, dental, surgery, and veterinary offices; industrial properties including distribution warehouses, flex, heavy industrial and call centers; single and multi-family residential; land: including riparian, levees, agricultural, subdivision developments, mitigation land, open space, and regional parks; partial interests including easements, and subterranean interests.

 

Mr. Martinez is accustomed to doing appraisal assignments with a very high level of complexity requiring an equally high level of certainty.  Clients include banks, attorneys, public agencies, developers, investors, and corporations. Besides estimating the market value of fee simple, leased fee, or leasehold interests, assignments have included rent and sale arbitrations; eminent domain; easement valuation; life estates; valuation of undivided minority interests and limited partnership interests; historic properties; property tax assessment appeals; environmental risk, including floods, and hazardous substance contamination; and appraisal review.  He has reviewed the impact of Phase I & II environmental reports, avigation easements, regularly used retrospective and prospective dates of value, and applied appropriate impact of development potential.  He serves in litigation support and has assisted attorneys in unbiased real property valuation analysis and testimony.

Mr. Martinez is a designated member of the American Society of Appraisers. He is also currently pursuing the MAI and SR/WA designations.
